"Levi Bussanich wants the city to change wetland buffers so he can build a grocery store. If he doesn't get his way he said he's going to expand his adult video store into a sex emporium... The sex emporium would include both female and male strippers along with live sex shows. It would also include a complete bondage and fetish area, an adult motel and a drive-through window for then what the owner calls "great customer access."

Were the wetland buffers there when he bought the land? If not, I can see his point. Otherwise the city should change the zoning so he can only have his 'adult business' way out in BFE. Not that I wouldn't prefer a pornoganza in my town over another grocery store.

If he can't build on his land, then it's not his land. The government has taken his property from him, and owes him fair market value for his investment (assuming he owned the land before the wetland law).

NY state is right out and honest about it. They go for property taxes because income tax is a dead issue with jobs gone. Any default causes foreclosure in their favor and they wish to rent back to people in the long run. I saw this before in history..England 500 years ago, and more.

Let him build his sex emporium...THEN yank his permits so he's out all of his money so he has to sell the land and THEN let one of the big chain grocery stores build on the land!

I'd prefer the emporium than the grocery store...but really, wouldn't expanding the store and building a motel take up just as much space as a decent sized grocery store and parking lot?

I'm assuming he's building the grocery store on a different property. Around here, they name a property a protected wetland, to fuck land owners over. The Detroit area was built on marshland. We've been draining it for over a century. This particular city was woods, farms, and swampy in the low spots.

A friend of mine bought an old house on the main road. The city hates most of these old, former farm houses. They'd rather have strip malls, and other businesses. His property was never wet, but there was "protected" marsh behind it. A developer built a subdivision on that land, raising it, and forcing the water into the back of his backyard, and most of it to the nursery, next door.

He tried to fill it in, but was fined and threatened with more fines that would compete with the worth of his house. After a couple years, the nursery was allowed to raise their property, forcing the water into his entire backyard. Still, he wasn't allowed to fix it.

After spending too much, in vain, on lawyers, he ended up taking a huge loss on the property, which is now a nice dry strip mall.

This is not an isolated incident. Right now we have a church who just filled in several acres of marsh, on land the homeowners lost because they weren't allowed to get rid of the water forced into their yards by subdivisions, and they just bought several similar lots, directly across the street.

Fuck these wetland laws.
